Driveway Cleaning Around Kensington's Canyon Lots
Most of the driveways we clean in Kensington sit within a few blocks of Adams Avenue and the Ken Cinema marquee, and a lot of them are original pours from the 1920s craftsman tract that makes up the neighborhood. That older concrete has an open pore structure. A 4000 PSI zero-degree tip will cut a visible groove into it in under three seconds, so we don't run one here.
We clean concrete at roughly 3000 PSI through a 20 inch surface cleaner pushing 4 GPM. That spreads the pressure across a spinning bar instead of concentrating it in one spot, and it moves the lifted dirt off the slab instead of just blasting it loose and leaving it behind.
What driveway cleaning costs in Kensington
A standard 400 to 700 square foot concrete driveway runs $150 to $300 and takes 45 to 90 minutes. Pavers, which show up a lot on the newer infill lots near Kensington Circle, run $150 to $350 because we drop to 1200 to 1500 PSI, pull the loose joint sand out with the rinse, then re-sand with polymeric sand and set it. Skip that step and the joints start shifting within a season.
Why Kensington driveways stain the way they do
The jacarandas along Marlborough Drive and the streets near Kensington Community Park drop blossoms from late May into July. Once the marine layer keeps the concrete damp overnight, those blossoms leave a purple-brown stain that sets into the pores fast. We book more August driveway jobs in this pocket of the 92116 zip than almost anywhere else we run.
Oil drips are the other constant. Narrow driveways near the canyon rim where two cars share one slab tend to have a dark stain right under where the second car parks. That needs a degreaser dwell and hot water at 180 degrees, not more pressure, and it adds $75 to $150 to the job.
Access on the canyon lots
Some of the lots that back up to the canyon between Kensington and Talmadge don't give us truck access within 100 feet of the driveway. That means extra hose and a longer setup, but it doesn't change the price on a standard slab.
Bundling the driveway with a front walkway or back patio on the same visit usually runs 15 to 20 percent under booking them separately, since staging the rig is the expensive part, not the cleaning itself. See our pressure washing page for full surface pricing, or the service area list to check if we're already running a route near you.
