What Coastal Exposure Does To Encinitas Homes
Salt air rolls inland from the ocean and settles on every horizontal surface west of the 5. We see it most on north-facing stucco walls, which stay damp longest and grow the blackest algae film.
A Cardiff client on Chesterfield Drive called us last month because his west-facing wall looked dirty six weeks after a cheap competitor pressure-washed it. The previous crew blasted the stucco at 3000 PSI and stripped the paint's topcoat. Salt bit in faster because of that.
We soft washed it. 400 PSI max, sodium hypochlorite at 3% concentration, surfactant to hold the solution on the wall. The algae died at the root. Came back clean for months, not weeks.
Red Tile Roofs In Olivenhain And Village Park
Olivenhain has acres of Spanish tile roofs. So does the Village Park tract east of El Camino Real. We stopped pressure washing tile roofs three years ago because the foot traffic and water impact shift tiles, and cracked tiles in Encinitas cost $18-$30 each to replace.
Instead we soft wash from ladder access. No walking. No crushing the ridge caps. A 2,200 sq ft roof takes our two-person crew about 90 minutes. Runs $600-$900 most of the time.
Driveway And Hardscape Work
Concrete driveways in Encinitas pick up irrigation rust, oil from the garage, and that black spotting from overhanging trees. We surface-clean at 3500 PSI with a 21-inch rotary head, then post-rinse with a degreaser on the oil zones.
Pavers need a gentler touch. We keep pressure under 2000 PSI on interlocking pavers because anything harder blasts out the polymeric sand between joints, and re-sanding a 400 sq ft patio runs $200-$350 on top of the wash.
