Pressure Washing and Soft Washing in Normal Heights
The neighborhood's dense mix of 1940s-1960s stucco homes and apartment buildings means soft washing at low PSI is the standard approach, with full-pressure surface cleaning reserved for concrete driveways and sidewalks.
Normal Heights runs along Adams Avenue from about 33rd Street east to Kensington, with the 15 freeway cutting through its western edge. It's a compact neighborhood. Tight lots, shared driveways, apartment complexes mixed in with single-family homes. That density affects how we work.
We can't always pull the trailer right up to the property. On narrower streets off Adams -- like Meade, Monroe, or Madison -- we sometimes run 150 feet of hose from the truck. That's fine. We carry 300 feet on the rig specifically for neighborhoods like this.
What Normal Heights Homes Need
The housing here is mostly post-war construction. 1940s and 1950s stucco boxes, some with original wood fascia and eaves, many with flat or low-pitch roofs. A few pockets of Craftsman homes closer to Kensington. And a lot of multi-unit buildings -- duplexes, fourplexes, small apartment complexes -- especially along the streets between Adams Avenue and El Cajon Boulevard.
Two things come up on almost every Normal Heights job:
First, exhaust grime. The 15 freeway runs right along the neighborhood's west side, and the 8 is just south. Homes within a few blocks of either freeway accumulate a gray-black film on exterior walls that rain alone won't touch. We see this on the west-facing walls especially. Soft washing removes it, but these homes need cleaning more often -- every 12 months rather than the typical 18-24 month cycle.
Second, shared hardscape. Apartment buildings and duplexes have common walkways, carports, and parking areas that get heavy foot and vehicle traffic. Pressure washing these shared surfaces at 2,800-3,000 PSI with a surface cleaner handles oil drips, tire marks, and general grime in a single pass.
