Roof Cleaning in Hillcrest, San Diego

Roof cleaning in Hillcrest usually runs $350 to $800 depending on pitch, roof type, and how much black algae has built up. We clean composition and tile roofs with a low-pressure soft wash, never a pressure wand.

Those dark streaks on the north-facing slopes are Gloeocapsa magma algae, not dirt. It feeds on the limestone filler in shingles and spreads down the roof line with each rainy season.

Why we do not pressure wash roofs here

Pressure strips the granules off composition shingles. Once the granules go, the shingle ages years in a single afternoon, and the manufacturer warranty can be voided.

We apply a sodium hypochlorite mix at 20 to 40 PSI, let it dwell 15 to 20 minutes, and rinse the runoff from the gutters down. Most Hillcrest roofs take 2 to 4 hours.

What we see around Hillcrest

Older Spanish and Craftsman homes along Front Street, Fifth Avenue, and the blocks near Balboa Park have mature trees. Jacaranda and ficus drop debris that holds moisture against the roof, and algae grows first where the leaves sit.

Clay tile roofs on the Spanish revival homes near University Avenue need a different approach. We walk them carefully on the lower third of each tile, since a cracked tile is worse than a stained one.

Tight lots and street parking mean we set up the hose lines early and cover the landscaping. Some cross streets, such as those off Vermont and Robinson, leave little room to stage, so we tell you before the day if we need extra hose.

How often does a Hillcrest roof need cleaning?

Every 2 to 3 years for most homes. Shaded roofs under tree canopy can need it sooner.

The marine layer keeps roofs damp overnight from May through July, which is when algae spreads fastest. Fall is a good time to clean before winter rain.

What about the gutters and windows?

We can clean gutters the same visit, and our Hillcrest window and gutter page covers that. For the rest of the exterior, see our Hillcrest soft washing page and the main soft washing service page.

We carry a $2M liability policy and follow the city BMP rules on runoff, which we explain on our environmental compliance page.
