Soft Washing in Chula Vista, CA
Soft washing in Chula Vista cleans stucco, painted siding, and tile roofs at 100 to 150 PSI using a detergent that kills algae and mildew at the root. Most Chula Vista homes run $300 to $700 depending on square footage and stories. Pressure washing would crack the stucco finish.

Chula Vista housing is mostly stucco, and a lot of it is post-1990 tract construction with acrylic-finish coats. That finish is thin. A 3000 PSI wand will strip it in a single pass and leave a bright patch you cannot blend back.
So we soft wash instead. Low pressure, chemistry does the work.
What soft washing actually removes
The gray-green film on north-facing walls is algae. The black streaking under eaves is usually gloeocapsa magma plus airborne dirt. Both are organic, both feed on moisture, and both come back in 12 to 18 months if you only rinse them off with pressure.
Our mix is sodium hypochlorite diluted to roughly 1 to 2 percent at the surface, with a surfactant to hold it on vertical walls long enough to dwell. Six to ten minutes, then a low-pressure rinse. We pre-wet every plant within ten feet and rinse them again after.
Eastlake and Otay Ranch homes get the worst of it on the shaded side yards where the houses sit close together and nothing dries out.
What does soft washing cost in Chula Vista?
Single story stucco under 1,800 sq ft: $300 to $450. Two story: $500 to $700. Add a tile roof and it goes to $700 to $1,200 depending on pitch and access.
We did a two-story on a cul-de-sac off Eastlake Parkway in June, 2,600 sq ft of stucco plus the north-side fence line, four hours, $625 flat. The fence had the heaviest growth on the property because the neighbor's sprinklers hit it twice a day.

| Risk to finish | None when mixed correctly | High on stucco and paint |
| Typical Chula Vista price | $300 to $700 | $150 to $400 for flatwork |
HOA rules in Chula Vista
Several of the Otay Ranch and Eastlake associations require exterior cleaning on a set cycle, and a few of them specify no high-pressure washing on stucco in the CC&Rs. We can send a written scope with the PSI and the dilution ratio if your board asks for one. Property managers request that maybe once a month and it takes us a few minutes.
The other Chula Vista wrinkle is water. Reclaim is not usually required on residential soft washing since we are not producing runoff volume, but on anything draining to a street inlet we follow the county BMP guidance. Details on our environmental compliance page.
Scheduling
We work Chula Vista most weeks, west side and east side both, from the Third Avenue corridor out to Otay Ranch Town Center. Same crew handles pressure washing in Chula Vista if you need flatwork done on the same visit, and we cover neighboring Coronado and El Cajon.
Morning slots go first in summer. Anything past noon in July and the stucco is too hot to hold detergent, so we push those to the next day rather than do a job that will not last.
