Soft Washing in the College Area, San Diego

The College Area around SDSU is one of the densest rental markets we work in. Multi-unit stucco buildings from the 1960s and 70s line Montezuma Road, El Cajon Boulevard, and the streets branching off Campanile Drive, and most of them haven't seen an exterior wash since they were built.

Soft washing is the right call on almost every one of these properties. Pressure alone strips old paint and pushes water behind stucco at the seams, and a lot of these buildings have hairline cracks from settling that don't need more moisture pushed into them. We run 100 to 150 PSI with a surfactant blend that kills mold and mildew on contact, then let it dwell 10 to 15 minutes before a low-pressure rinse.

What It Costs for College Area Rentals

A standard two-story fourplex runs $450 to $700 depending on unit spacing and whether the stairwells and walkways need separate treatment. Single-family rentals closer to Waring Road price the same as anywhere else in San Diego, $250 to $500 for a single story.

Landlords managing several units get a discount for bundling more than one property on the same route day. We've picked up three separate College Area owners this year who each manage four to six units within walking distance of each other off Marshall Way.

Why These Buildings Need It More Often

Canyon-adjacent lots near Chollas Creek and the properties backing up to the open space east of 70th Street collect more dust and pollen than flatter blocks further west. Add Santa Ana wind events in September and October, which push dust and debris against north and east-facing walls, and mildew growth in the shaded courtyards common in these older complexes.

A property manager off Aztec Walk this spring hadn't washed a 12-unit building in at least eight years. Algae had gone from green to black streaking down from the roofline on the shaded side. Two passes and a longer chemical dwell got it back to base stucco color. That job ran five hours and $1,100, priced by the linear footage of wall, not a flat per-unit rate.
