Soft Washing in North Park, San Diego
Soft washing in North Park uses 60-100 PSI and a 0.5% to 1% sodium hypochlorite solution to clean stucco, painted siding, and roofs without forcing water behind the substrate. We run soft wash on most craftsman and Spanish revival homes between University Avenue and Upas Street because the old lath cannot handle 3,000 PSI pressure.

We washed 14 driveways in North Park in April and walked away from soft washing pitches on six of those same houses. The owners had been quoted pressure washing on 1920s stucco. That is how stucco gets blown off the wall in chunks.
Why North Park homes need soft washing, not pressure washing
The housing stock around 30th Street and Ray Street is mostly pre-1940. Original lath-and-plaster, single-coat stucco over wire mesh, and painted wood siding that has been recoated four or five times. We see horsehair plaster on interior walls in some of these places. Hitting that exterior with 3,500 PSI from a tip held 6 inches away will crack the stucco skin and drive water into the wall cavity.
Soft washing uses a downstream injector to mix a cleaning solution with a low-pressure stream. The chemistry does the work. The water rinses.

A typical single-story craftsman around Morley Field runs $450 to $650 for a full house soft wash. Two-story Spanish revivals near Upas push $700 to $950, mostly because of access. Some of these lots have crowded side yards where we have to feed hose 80 feet from the truck.
Algae and what causes it
North Park sits in a microclimate that holds morning marine layer longer than Hillcrest or South Park. The fog burns off late, the north-facing walls stay damp, and gloeocapsa magma sets up shop. The dwell time matters. We apply, wait 8 to 12 minutes for the solution to break down the biofilm, then rinse at garden hose pressure. Total time on a 1,800 sq ft home is roughly 90 minutes including setup.
HOA and historic district considerations
Parts of North Park near Burlingame fall under the Burlingame Historic District. We have run cleanings on three homes inside that boundary and the soft wash approach passes muster because no abrasive media or high pressure touches the original fabric. If you are inside the district and worried about a contractor damaging historic features, ask for the SDS sheets before anyone sprays anything.
Roof soft washing in North Park
The clay barrel tile and concrete tile roofs across North Park need soft washing, not pressure washing.
