Hit older painted stucco with a 3000 PSI wand and you drive water behind the paint film and chip the texture off the wall. On the streets just off Adams Avenue near the Talmadge gates, a lot of these homes have three or four coats of paint holding moisture out. Once you break that seal, you get bubbling and peeling within a season.

So we soft wash. We run the rinse under 100 PSI and let a mild cleaning solution do the work of loosening algae and dirt. Then we rinse from the top down. No chipping, no gouging.

What the Marine Layer Does to North-Facing Walls

Talmadge sits close enough to the coast that the morning marine layer rolls in and sits on shaded walls. North and east elevations that never dry out fully grow that greenish-black film, especially near the Kensington border and the canyon lots that back up toward City Heights.

We see it most on the lower third of the wall where sprinkler overspray keeps things damp. Soft washing clears it and the surfactant slows how fast it comes back.
