We bring a hot-water rig for this. The water comes off the coil near 200 degrees, the grease lets go, and a surface cleaner pulls it up in even passes instead of leaving wand stripes.

We also degrease the pad first and let it dwell. The chemistry does the heavy work. The pressure just rinses.

How long does a storefront wash take?

This one took us a little over three hours. About 1,800 square feet of public concrete plus the back alley and the dumpster pad.

Timing is everything on commercial work. Restaurants want the front dry and open by the time the first customers walk up, so we start in the dark and move from the dining entrance toward the alley. The wet zone follows us out the back, never toward the door.

And we keep the wash water out of the storm drain. San Diego runs strict on that, so we mat and reclaim around the inlets.
