A New Roofing Report Just Made Our Job Easier to Explain

Cool roof coatings rely on a reflective surface to bounce solar heat. When that surface gets coated in algae, soot, or coastal salt film, reflectivity drops 10 to 30 percent within two to three years. Soft washing at 60 PSI with a sodium hypochlorite blend restores the surface without damaging the membrane.

HelloNation published a piece this week from roofing expert Matt Edwards on ridge vents and cool roofing systems. The angle was efficiency. Cool roofs reflect solar heat, ridge vents pull warm air out of the attic, and the combination knocks attic temperatures down by 15 to 30 degrees in summer.

The piece did not mention cleaning. It rarely does.

We have washed cool roof coatings on flat commercial buildings in Kearny Mesa and on single-family stucco homes in Point Loma. The reflective layer is the whole point of the system. Once it goes dark, the roof is just a roof again.

Why Do Cool Roofs Lose Reflectivity in San Diego?

Three things kill cool roof performance here.

Coastal salt. Homes within two miles of the water pick up a thin film of marine aerosol. The film is invisible at street level. From a drone at 80 feet, it reads as a gray haze on the membrane.

Algae. Gloeocapsa magma is the same black streak you see on asphalt shingles. It also lands on white TPO and PVC roofs. We pulled an algae sample off a Mission Hills cool roof last March that had been installed in 2022.

Soot and traffic film. Anything within half a mile of the 5, 805, or 163 catches diesel particulate. The film bonds to the coating and resists rinse-only cleaning.

What Does Cool Roof Cleaning Actually Cost?

For a 2,000 square foot residential cool roof, our crew quotes $450 to $650. The range depends on pitch, access, and how much organic growth has taken hold. Commercial flat roofs run $0.18 to $0.35 per square foot for a soft wash with a low-pressure rinse.

We do not pressure wash these surfaces. Anything above 200 PSI risks lifting seams on TPO or scoring the elastomeric coating on a built-up roof.

How Often Should a Cool Roof Be Cleaned?

Coastal homes in La Jolla, Point Loma, and Ocean Beach: every 18 months. The salt film builds faster than most owners expect.

Inland properties in Escondido, Poway, or El Cajon: every two to three years.

Commercial flat roofs with HVAC traffic: annually. Foot traffic from techs drags grit across the membrane and accelerates wear.

We tell clients to time the wash for late spring before peak cooling season. A cleaner surface in June saves more on the AC bill than a cleaner surface in October.

The Warranty Question

GAF, Carlisle, and Sika all have written cleaning specs for their cool roof products. Most call for soft washing with neutral or mildly alkaline detergent. Pressure washing voids most of them.

Before we touch a roof under warranty, we pull the manufacturer spec sheet and follow it. We have walked away from jobs where the homeowner wanted a pressure wash on a six-year-old TPO roof. The savings on the wash do not cover a new membrane.

If you have a cool roof in San Diego and you have not had it cleaned, look at it from across the street. If it reads gray instead of white, the reflective layer is already compromised.
