What Does House Washing Actually Involve in San Diego?

House washing in San Diego means cleaning the full exterior -- walls, eaves, fascia, and trim -- using either soft washing (low pressure, chemical treatment) or pressure washing (high pressure, mechanical cleaning), depending on the surface material. Most single-story homes take 2-3 hours and cost $250-$500.

We wash somewhere between 8 and 10 houses a week across San Diego. Del Mar stucco looks nothing like a painted clapboard bungalow in North Park. And a two-story colonial in Scripps Ranch needs a completely different setup than a single-level ranch in El Cajon.

That is the part most homeowners do not think about. The surface material determines everything: pressure level, nozzle tip, chemical mix, dwell time. Get it wrong and you etch stucco, strip paint, or force water behind siding.

How Do You Wash Different Siding Materials?

San Diego housing stock skews heavily toward stucco. Roughly 70% of the homes we wash have some form of it. But the remaining 30% is a mix of wood, vinyl, painted brick, and fiber cement -- and each one has rules.

Stucco (Most San Diego Homes)

Soft wash only. We use a downstream injector to apply a sodium hypochlorite solution at about 1-2% strength, let it dwell for 8-12 minutes, then rinse at 500-800 PSI. Never above 1000. Stucco is porous. Hit it with 3000 PSI and you will carve lines right into the surface. We see DIY damage like this at least twice a month, usually on older homes in Hillcrest and Mission Hills where the stucco has been patched multiple times.

Wood Siding

Pressure wash at 1200-1500 PSI with a 25-degree tip, keeping the nozzle 12 inches from the surface. Wood can handle more pressure than stucco but less than concrete. The trick is following the grain and never stopping in one spot. We treat wood siding with a mild surfactant beforehand to loosen algae and oxidation. Homes near the coast in Ocean Beach and Point Loma build up salt residue that eats into wood finish over time.

Painted Surfaces

Low pressure, always. 500-800 PSI max. Paint older than 10 years will peel under moderate pressure regardless of technique. We tell homeowners upfront: if the paint is already failing, washing will expose it. That is not damage -- that is existing deterioration becoming visible. Better to know before you repaint than after.

Two-story homes cost more because we need ladder work or extended reach poles. Homes with heavy algae, mildew, or bird droppings add 15-20% to the base price. Properties in coastal areas like Del Mar and La Jolla tend to need more frequent washing -- the marine layer deposits a film that feeds mold growth year-round.

How Often Should You Wash Your House in San Diego?

Once a year for most neighborhoods. Twice a year if you are within a mile of the coast or under heavy tree cover. We have regulars in Carmel Valley and Scripps Ranch on a twice-yearly schedule because the eucalyptus canopy drops sap and debris that stains stucco fast.

North-facing walls get the worst of it. Less sun means more moisture retention, which means more algae. We often wash just the north and west sides of a home on an interim visit and save the full perimeter for the annual appointment.

What About the Roof and Gutters?

We do not pressure wash roofs. Period. Soft washing is the only safe method for roof cleaning, and we handle that as a separate service. Gutters we clean by hand and flush with low-pressure water. Combining a house wash with gutter cleaning saves a trip and usually knocks $50-$75 off the gutter price.

Our Process Start to Finish

We walk the property first. Every time. We are checking for cracked stucco, loose mortar, damaged window seals, peeling paint, and anything that could let water intrude. If we find issues, we flag them before we start. No surprises.

Then we pre-treat. Chemical application goes on dry surfaces for maximum dwell time. We protect landscaping with a pre-soak of clean water and cover sensitive plants when needed.

Rinse is top-down, working in sections. We overlap each pass to avoid streaking. Final inspection with the homeowner if they are home. The whole thing takes 2-4 hours for a typical San Diego single-family home.
