How long does soft washing last on a San Diego house?
A soft wash on a San Diego stucco home holds 18 to 30 months. Coastal homes in Point Loma and Pacific Beach sit near the low end because marine layer keeps north walls damp into mid-morning. Inland homes in Scripps Ranch and Poway often go past two and a half years. Shade is the single biggest variable.

People ask this before they book, and the honest answer depends on which wall we are talking about. The south elevation of a house and the north elevation of the same house are on completely different clocks.
Sun kills algae. Damp shade feeds it. That is the whole explanation.
Why soft washing outlasts pressure washing on stucco
Pressure knocks the growth off the surface. Chemistry kills the root structure in the pores. That is why a soft wash at 100 to 150 PSI with a sodium hypochlorite mix holds two to three times longer on stucco than a high pressure rinse that looks identical the day it is done.
A pressure-cleaned stucco wall in Mission Hills will show the first shadow of regrowth in six to nine months. The same wall soft washed goes 18 months minimum.
It also does not blow the finish coat off, which matters on any house built before about 1975.

That last row is the one nobody expects. A single misaimed sprinkler head keeps a three foot band of stucco wet every morning, and no wash survives that.
We walk the irrigation before we quote a repeat customer whose wall came back early. On a Talmadge house off Euclid the north wall was regrowing in under a year, and the cause was a drip line emitter that had popped off the stake and was spraying the wall directly.
Does the mix strength change how long it lasts?
Somewhat, but not the way people assume. We run 1 to 2 percent hypochlorite on painted siding and up to 3 percent on raw stucco with heavy growth. Going stronger than that does not buy more months, it just risks the paint and the plants.
Dwell time does more than concentration. Ten minutes on the wall before rinsing kills what a hotter mix rinsed off in two minutes leaves behind.
Rinse matters too. Mix left to dry on a wall streaks, and the streaks show worse on darker body colors.
What a wash costs and when to redo it
Single-story under 1,500 sq ft runs $250 to $500. Two-story runs $450 to $900. Most of our repeat customers land on a two year cycle and book in late spring, after the marine layer season ends and before the summer dust.
Waiting until the growth is obvious costs more, because heavy black streaking needs a second application and adds an hour or more on site.
