How long does it take to pressure wash a 1,500 square foot house?
A 1,500 square foot house takes us two to three hours to wash with a 4 GPM rig. Stucco and painted siding get soft washed, which runs closer to three hours. Concrete flatwork around the house adds 45 to 90 minutes. Expect $250 to $500 for the house walls alone.
That is the clean number. The real number moves with the lot, so here is what shifts it.
What changes the time on a San Diego job?
Access first. On a flat lot in Clairemont we park within 50 feet of the wall and start in ten minutes. On a canyon lot in Normal Heights, we have hauled 150 feet of hose down a staircase before touching a nozzle.
Second, the surface. Stucco is porous, so we soft wash at 100 to 150 PSI and let the solution dwell for 10 minutes. We never rush that dwell.
Third, staining. Rust bleed under a hose bib or algae on a north wall adds 20 to 40 minutes of targeted treatment.

What does each part of the job take?
| Surface | Typical size | Time on site | Price range |
|---|---|---|---|
| Stucco walls, single story | 1,500 sq ft home | 2 to 3 hrs | $250 to $500 |
| Concrete driveway | 400 to 700 sq ft | 45 to 90 min | $150 to $300 |
| Patio | 300 to 600 sq ft | 1 to 2 hrs | $120 to $275 |
| Oil or rust treatment | per stain | 20 to 40 min | $75 to $250 |
Bundling the driveway and patio into the same visit usually lands 15 to 20 percent under separate trips. Setup is the expensive part.
Should the house be pressure washed or soft washed?
Soft washed, almost every time. Most San Diego homes are stucco or painted siding, and 3000 PSI will gouge stucco and push water behind trim.
We save the high pressure for concrete, where a 20 inch surface cleaner spreads the force across a spinning bar. See our soft washing page for the method, and our pressure washing page for flatwork.
A job from last month
A 1,480 sq ft single-story in South Park had green algae on the north wall and a dark oil spot under the carport. The walls took two hours and ten minutes. The oil needed hot water at 180 degrees and took another 35 minutes. Total was $410.
If we washed your home in South Park or anywhere nearby, we would love to hear about it in a Google review. Mention the service and your neighborhood.
