Oil stains add time. We pre-treat with a degreaser and let it dwell 10-15 minutes before hitting it with hot water at 3,500 PSI and 250F. Cold-water machines skip the heat, and oil stains laugh at them. Hot water emulsifies the oil so it actually lifts out of the concrete pores.

What Damages a Driveway During Pressure Washing?

Two things: too much pressure on weak concrete, and holding the nozzle too close.

We run a 25-degree fan tip for most driveways, held about 8-10 inches off the surface. A zero-degree tip at close range will etch lines into concrete - we've seen DIY jobs in University Heights where the homeowner carved visible stripes into their driveway with a rental unit. That damage is permanent.

Older concrete (20+ years) and pavers with deteriorating mortar joints need lower pressure. We drop to 2,000-2,500 PSI for those and use a surface cleaner attachment that distributes pressure evenly instead of concentrating it in one spot.

If you park in your garage, don't have heavy tree cover, and your driveway faces south or west - once a year is enough. Spring is the best window because you're clearing whatever the winter moisture left behind before summer BBQ season.
