Do They Carry Real Insurance?
Ask for a certificate of liability insurance. Not a screenshot of a policy number. A certificate. Most legitimate San Diego operators carry at least a million in general liability. If a ladder goes through your window or a hose whips a light fixture off the wall, that policy is what covers it.
Unlicensed guys are cheaper for a reason. And it is your house that absorbs the risk.

Do They Know Pressure Washing From Soft Washing?
This is the fastest way to spot a pro. Stucco, painted siding, and most roofs need soft washing at low pressure with a cleaning solution. Concrete driveways and pavers can take a surface cleaner running around 3000 PSI.
