Which power washing providers in San Diego handle large residential properties well?
A crew equipped for large San Diego homes runs at least 4 GPM, carries a buffer tank, and can soft wash a second story from the ground with a 40 foot reach. Homes over 3,000 sq ft typically cost $700 to $1,600 and take one to two days depending on elevation count and access.
Water supply is what separates a big house job from a normal one. A residential spigot in Scripps Ranch or Rancho Bernardo delivers 5 to 7 GPM on a good day, and less on a hot afternoon when the whole street is irrigating.
Run a 4 GPM machine off that for four straight hours and you starve the pump. We stage a 325 gallon buffer tank and draw from it instead.

Why we will not ladder a 30 foot stucco wall
Because we do not need to. Soft washing from the ground at 100 to 150 PSI through a long reach setup puts the same mix on the wall with nobody standing on a rung over a hardscape.
The chemistry does the cleaning. Pressure just moves water around, and on stucco above the first floor it drives moisture into the paper behind the lath.

How do we price a large property?
By elevation and surface, never by a per square foot number pulled off the listing. A 3,400 sq ft single story ranch in Poway with four clean elevations is a shorter day than a 2,900 sq ft three story on a Point Loma slope where two walls hang over a retaining wall.
Rough breakdown on a typical $1,100 large home wash: about $650 for the house exterior, $200 for the driveway and approach, $150 for the rear patio, and $100 for eaves and soffits that nobody has touched in a decade.
Drive time and staging is roughly 45 minutes of that before we clean anything.
The parts people forget to ask about
Runoff. Any wash that drains toward a street inlet falls under the city BMP rules, and on a large lot with a sloped driveway that is most of them. We block the inlet and reclaim, which adds setup but keeps the homeowner out of a code conversation.
Window spotting is the other one. San Diego water is hard enough that a rinse left to air dry on 30 windows leaves mineral spots. We either squeegee or run deionized water on the glass, and we tell people up front which one is in the price.
HOA neighborhoods add a wrinkle too. Several Scripps Ranch and Rancho Bernardo associations restrict work hours to after 8am, which pushes a summer job into the heat and can force a second day.
