Why does stucco get soft washed instead of pressure washed?
Stucco is porous. At 3000 PSI a wand will etch it and push water behind the finish.
We soft wash painted stucco at 100 to 150 PSI with a cleaning solution and a dwell time, then rinse low. Concrete gets the 3000 PSI surface cleaner.
What moves the price on a bigger house
Access first. A canyon lot in Normal Heights or Golden Hill where the truck sits 100 feet from the wall means extra hose and a longer day.
Then stains. Rust bleed from a wrought iron gate or roof runoff that sat through two rainy seasons adds $75 to $250, because it needs chemistry and dwell time, not more pressure.
Height matters too. Three-story elevations on a Mission Hills hillside lot need extension poles or a lift, and that can add an hour.
How long does a 2,500 sq ft house take?
Plan on three to five hours. We stage the rig and run 150 feet of hose in about 20 minutes before any trigger is pulled.
Fall is a good time to book. The marine layer keeps surfaces damp in the morning, so we start early and let the solution dwell before the stucco dries unevenly.
