How Much Does Pressure Washing a House Cost in San Diego?
Pressure washing a typical 2,000 square foot San Diego home costs between $250 and $450 depending on surface material, story count, and how much biological growth has built up. A single-story stucco home on the lower end. A two-story with heavy algae on the upper end. Most jobs take 2 to 4 hours for a two-person crew.
We get asked about pricing more than anything else. The honest answer is that every house is different, but we can break down what actually drives the number.
What Determines the Price?
Square footage is the starting point, but it is not the whole picture. A 2,000 square foot ranch-style home in Clairemont with clear access on all four sides takes about two hours. The same square footage in a two-story Hillcrest Victorian with narrow side yards and overgrown landscaping blocking the walls takes closer to four hours. Access matters.
Surface material changes the method. Stucco -- which covers about 80% of San Diego homes -- requires soft washing at 60 to 100 PSI. Wood siding needs even lower pressure. Concrete and brick can handle 2,500 to 3,000 PSI. Soft washing takes longer because of chemical dwell time, so stucco homes cost slightly more than bare concrete jobs.
Biological growth is the other big variable. A house that gets washed every year has light dust and pollen. A house that has not been touched in five years has thick algae mats, especially on north-facing walls. More growth means more chemical, more dwell time, and sometimes a second pass.
How Long Does It Take to Pressure Wash a 2,000 Square Foot House?
For our crew, a standard single-story home runs 2 to 2.5 hours including setup and breakdown. Two-story homes add 45 minutes to an hour because we work from extension wands or lifts. Heavily soiled properties can push past 3.5 hours.
Setup alone takes 15 to 20 minutes. We protect plants with tarps, pre-wet landscaping, tape off light fixtures and outlets, and set up water reclamation if the property drains toward a storm inlet. Breakdown and cleanup add another 15 minutes. The actual washing is the middle portion.

Why Prices Vary Between Companies
We have seen quotes from $99 to $800 for the same house. The low-ball quotes usually mean one person with a consumer-grade washer and no insurance. They show up, blast everything at full pressure, and leave. Stucco gets gouged. Window seals get blown. Paint peels within weeks.
A legitimate crew carries general liability and workers comp insurance, uses commercial equipment rated for 4,000+ PSI (even though we rarely run it that high), and follows BMP water reclamation protocols required by San Diego County stormwater regulations. That costs more to operate. But it also means the job gets done without damaging your property or catching a fine from the city.
The Soft Wash Factor
If your home is stucco, painted wood, or has EIFS (synthetic stucco), it needs soft washing, not pressure washing. Soft washing uses cleaning solutions applied at low pressure. It takes longer but protects the surface. We use sodium hypochlorite at 1 to 3% concentration depending on the growth level, with a biodegradable surfactant that helps the solution cling to vertical surfaces.
Some companies advertise pressure washing but actually soft wash once they see the stucco. Others pressure wash everything regardless. Ask what PSI they plan to use on your walls. If the answer is above 500 for stucco, find someone else.
