What we found across Hillcrest concrete this spring
Hillcrest pressure washing in 2026 means working around 1920s-era concrete driveways that need lower PSI than newer pours. Our crew ran 12 driveway jobs in April, mostly between University Avenue and Washington Street, averaging $185 per single-car driveway and $290 for double-wides with heavy algae staining.

Hillcrest has a quirk. The neighborhood's craftsman bungalows mostly went up between 1915 and 1935, and a lot of those original driveways are still in place. That concrete is harder than modern pours but pits faster under a high-pressure surface cleaner.
We run 1,800 to 2,200 PSI on those old slabs. New construction pads can take 3,000 to 3,500 PSI. Push too hard on a 90-year-old Hillcrest driveway and you lift the cream coat off the surface. Exposed aggregate. That is a phone call we do not want to make.
The algae line at the gutter
Almost every Hillcrest driveway we hit in April had the same green-black stain running along the gutter side. That is where water pools after rain, and Hillcrest sits high enough on the mesa to catch overnight marine layer well into spring.
A surface clean alone will not lift that stain. We pre-treat with a sodium hypochlorite blend, let it dwell 8 to 12 minutes, then surface clean. On cooler mornings under 55 degrees we use hot water. The algae lifts off in seconds once the chemistry has done its job.
How much does Hillcrest driveway pressure washing cost?
Our April pricing for Hillcrest residential:
- Single-car driveway (under 350 sq ft): $165 to $210
- Standard double-wide (350 to 600 sq ft): $245 to $320
- Long driveway with walkway (600 to 900 sq ft): $340 to $420
Pricing depends on staining and how recently the driveway was last cleaned. A Hillcrest driveway we washed in 2024 and revisited in April took 35% less time than a first-time clean.
What about the rust and the mold?
Two of the 12 April jobs had rust stains from old metal patio furniture. Those needed an oxalic acid spot treatment before the main wash. One home on Robinson Avenue had heavy mold under the eaves - that surface got a soft wash, not pressure. Painted wood trim cannot take a pressure rinse.
And on the older properties with HOA-managed condo associations, we always send a pre-job notice 24 hours out. Most Hillcrest HOAs require it.
If your driveway has not been cleaned in two or three years and the gutter-line stain is visible from the sidewalk, get on the schedule before June. Our Hillcrest schedule fills fast in late spring once neighbors see the driveways drying clean.
