Can you power wash James Hardie siding?
No. James Hardie caps pressure at 1,500 PSI from 6 feet with a 40-degree tip. Most pressure washers run 3,000 to 4,000 PSI, which forces water past caulk lines into the sheathing. We soft wash every James Hardie home in San Diego at 80 to 120 PSI.

We wash 8 to 10 houses a week in San Diego. Maybe half of the homes built after 2000 in Carmel Valley, 4S Ranch, Scripps Ranch, and Del Sur have James Hardie siding. The newer Pacific Highlands Ranch developments are almost all Hardie.
The first three years we ran this business, we pressure washed Hardie like everything else. Then we got a callback from a Carmel Valley homeowner whose caulk lines had blown out at the window trims. Water had wicked behind the boards and stained the inside of his garage drywall. That was the last time we put a pressure wand on Hardie siding.
What James Hardie actually says
The James Hardie care and maintenance guide is specific. Maximum pressure is 1,500 PSI. Minimum distance from the surface is 6 feet. Use a fan tip, not a zero-degree pencil tip. No high-pressure cleaners on the painted finish.
Most homeowners don't know this. Most contractors don't know this either. We've pulled up to jobs where the prior power washer left wand stripes baked into the ColorPlus finish. That damage is not repairable without repainting the whole elevation.

How we soft wash James Hardie
Our soft wash mix on Hardie is dialed in. Sodium hypochlorite at about 1 percent, a surfactant, and water. We apply it from a 12-volt pump at roughly 100 PSI with a low-output tip. Dwell time is 8 to 12 minutes depending on temperature. Then we rinse with a garden hose pressure rinse.

The whole process for a 2,400 square foot two-story takes about 3 hours. We never use a ladder against the Hardie itself. We work off our truck with telescoping wands or from a roof edge.
What it costs in San Diego
Soft washing a James Hardie home in San Diego runs $480 to $850. The range depends on square footage, eave height, and how oxidized the finish is. Carmel Valley two-stories typically run $625 to $780. Scripps Ranch single-stories tend to come in around $450 to $540.
If a power washing company quotes you $250 to wash your Hardie house, ask them what pressure they run. Then ask them about the manufacturer's specification. The answer tells you everything.
Algae patterns on Hardie
San Diego Hardie homes get a specific algae problem. The marine layer creeps inland 4 to 6 miles in May and June, which dampens the north-facing elevations every morning. By August, those walls are green. The south-facing walls stay clean because they bake all day.
We see this on every Hardie wash in Carmel Valley and Del Mar Highlands. The pattern is so predictable we quote the north elevation at 1.4 times the south just to set expectations.
