How Much Does It Cost to Pressure Wash a Talmadge Driveway?
Pressure washing a Talmadge driveway typically runs $185-$340 depending on square footage, organic staining, and slope. Most driveways in the neighborhood measure 400-650 square feet and take 90 minutes with a surface cleaner running 3,200 PSI. Mid-century concrete needs a softer wand than newer pours.

What We Found on 11 Talmadge Driveways
Talmadge sits between Kensington and the College Area, mostly built between 1925 and 1955. Most of the driveways we touched this spring were original pours from the 1940s, with hairline cracks and that rough surface aggregate that holds onto algae like a sponge.
We worked Aldine Drive, Adams Avenue, 49th Street, and the cul-de-sacs off Monroe. Eleven driveways in six weeks.
Every one had organic staining where the canopy of jacaranda or pepper trees dropped sap and pollen through the spring. About half had rust streaks bleeding from old galvanized sprinkler heads.
The Mid-Century Concrete Problem
Old concrete is not new concrete. The cement-to-aggregate ratio in 1940s San Diego pours sits different. You run a turbo nozzle at full pressure on it and you will etch the surface.
We dropped pressure to 2,400-2,800 PSI on three of the older driveways. Two of those had been previously washed by someone with a rental, and you could see the spiral burn patterns from a too-aggressive wand.
And we still got them looking like new concrete. It just takes a different approach. Pre-treat with sodium hypochlorite at low concentration. Dwell time. Then rinse from a distance.
Pressure Washing vs Soft Washing in Talmadge
Two different jobs, two different methods. The table below is what we actually use on Talmadge homes.
| Surface | Method | PSI | Typical Time |
|---|---|---|---|
| Driveway concrete | Surface cleaner | 2,800-3,200 | 60-90 min |
| Stucco bungalow exterior | Soft wash | under 500 | 2-3 hours |
| Wood deck | Soft wash + brush | under 400 | 1-2 hours |
| Roof tile | Soft wash only | under 200 | 2-4 hours |
How Often Should Talmadge Homeowners Wash a Driveway?
In our experience, every 18 months is the sweet spot for most of the neighborhood. The marine layer sits over Talmadge most mornings from May through August. Algae spores germinate fast under those conditions.
If your driveway sits under heavy tree cover, drop to 12 months. South-facing slope with no shade, you can stretch to 24.
What We Charge in Talmadge
For a standard driveway under 600 square feet, we land in the $185-$240 range. Combination driveway plus front walkway jobs run $280-$340. We bring our own water if the spigot is acting up, and we tarp landscaping along the edges so nothing gets sandblasted.

Why Adams Avenue Driveways Get Worse Faster
The slope on Adams catches runoff. Driveways that meet the sidewalk at a steep grade collect organic debris from a wider area than flat lots. We hit two driveways on Adams this spring with a wider algae footprint than the average Kensington job we did last month.
It is not the concrete. It is the topography.
If we cleaned your Talmadge driveway in the past year, we would appreciate a Google review mentioning the street and the surface we worked on. It helps the next homeowner two blocks over find us.
