Should You Pressure Wash a Roof in San Diego?
No. A standard pressure washer running 2500 to 3000 PSI cracks clay and concrete tile, strips granules off asphalt shingles, and drives water up under flashing. We stopped pressure washing roofs three years ago after a job in Kensington went wrong, and we soft wash every roof now at under 150 PSI with a diluted cleaning solution instead.

The call that changed our minds came from a Spanish tile roof off Marlborough Drive. The homeowner had hired someone else first, a guy with a gas rig and a rotary tip, and by the time we got there for the soft wash follow-up, six tiles had hairline cracks running through them. Clay tile from the 1920s is thinner than what gets made today. It does not take a direct blast well.
What high pressure actually does to a roof
A zero-degree tip at 3000 PSI held six inches off tile will crack it in under two seconds. Asphalt shingles lose their granule coating almost as fast, and once that coating is gone the shingle ages twice as quickly under San Diego sun. Water forced upward under a ridge cap or flashing has nowhere to go but into the attic.
And it is not just the roofing material. Standing on wet tile with a pressure wand is how roofers end up in the ER. We will not do it. Soft washing lets us work from a ladder or a ground-level pole in most cases.

Soft washing costs more upfront because the chemistry dwell time runs longer, usually 10 to 15 minutes before rinse. But it kills the algae root instead of just knocking the surface growth loose, which is why the black streaks take so much longer to come back.
Why San Diego roofs grow black streaks in the first place
Gloeocapsa magma is the algae behind most of it. It travels on wind and bird traffic, and it thrives on the north and east-facing slopes that stay damp longest after June gloom burns off everywhere else. Roofs under mature trees in Talmadge and North Park see it worst, sometimes within 18 months of a clean roof.
We treat with a sodium hypochlorite mix cut to roughly 1 to 2 percent, low enough not to bleach surrounding landscaping if we rinse carefully. A typical single-story roof takes 45 minutes to an hour. Two-story homes with steep pitch add time for rigging and safety lines.
What We Do Instead
Soft wash, every time, on every roof material we've come across: clay tile, concrete tile, asphalt shingle, even the standing-seam metal roofs showing up on newer builds near Liberty Station. No exceptions for "just this once."

If a roofing company tells you pressure washing is fine for your tile, ask them who is covering the cracked tiles afterward. We've replaced enough of somebody else's damage to know how that conversation usually goes.
