What Causes the White Haze on San Diego Pavers?
That chalky white film is efflorescence, mineral salts pushed to the surface as water evaporates up through concrete pavers. It is not mold. San Diego's hard water and coastal humidity make it worse. Light haze rinses off, but heavy deposits need a diluted efflorescence remover. Most paver patios cost 250 to 500 dollars to clean and reseal.
We got a call about a paver patio near Sunset Cliffs in Point Loma that the owner swore was moldy. It was not. It was salt.
Every paver holds moisture. As that water wicks up and dries in the sun, it carries dissolved calcium and salts to the surface and leaves them behind as a white crust. Coastal homes get it worst because salt air adds to the load.
Efflorescence vs Mold: How to Tell Them Apart
People mix these up constantly, and the fix is completely different.
| Sign | Efflorescence | Mold or mildew |
|---|---|---|
| Color | Chalky white or gray | Green, black, or brown |
| Texture | Powdery, crystalline | Slimy when wet |
| Where it shows | Sunny, well-drained areas | Shaded, damp corners |
| Wipes off dry? | Some powder comes off | No, it stains |
If it brushes off as a dry powder, it is efflorescence. If it smears green or black, that is biological growth and needs a soft wash treatment instead.
How Do You Remove Efflorescence From Pavers?
Plain pressure washing alone does not do it, and going too hard can strip the paver face and open the pores so it comes back faster. We keep our surface cleaner around 1500 PSI on pavers.
For light haze, a low-pressure rinse with the right dwell time lifts most of it. For heavy buildup we use a diluted efflorescence remover, a mild acidic cleaner, let it react for a few minutes, then rinse and neutralize. Rushing the neutralize step is how DIY jobs etch the surface.
Why It Keeps Coming Back
Unsealed pavers will re-haze every rainy season. San Diego winter rain drives new salts up through the joints, and by spring the film is back.
The fix is sealing. After a full clean we let the pavers dry for 24 to 48 hours, then apply a breathable penetrating sealer. A sealed 400 square foot patio holds up two to three years before it needs another pass.
Sealing a patio runs about 1 to 2 dollars per square foot on top of the cleaning. On the Point Loma job, the clean and seal came to 480 dollars and the haze has not returned.
