Gutter cleaning and window cleaning in Kensington

Gutter cleaning in Kensington runs $150 to $300 for a single story home with 120 to 180 feet of gutter, and $250 to $450 where a tile roof or a canyon-side ladder set is involved. Window cleaning for a typical Kensington bungalow runs $180 to $350 inside and out. Marlborough Drive and Ward Canyon Road are where we spend the most time on ladder setups, because the lots drop off fast and a straight extension ladder won't sit flat. Twice a year is the number for a flat interior lot. It is not the number for a house on the canyon side of Marlborough or anything backing Ward Canyon, where wind pushes pine needle litter into the run all year.

Kensington gutters fill faster than most of San Diego and it is not close. The Aleppo pines along Marlborough Drive and the jacarandas around Kensington Park drop year round, and the canyon rim streets off Ward Canyon catch whatever the wind carries.

We service the blocks between Adams Avenue and Monroe, out to Van Dyke and down toward Talmadge. Most of the housing stock here is 1920s and 1930s Spanish revival and Craftsman, which changes the job in two specific ways.

Tile roofs and old gutter stock

Clay barrel tile does not take foot traffic. A lot of the original gutter here is 5 inch K-style steel, and some of the restored homes have half-round copper. Copper we hand-scoop and rinse at low pressure. When to schedule in Kensington

Late October and early November, before the first real rain. Pine needle drop peaks in the dry heat of September and October, and a packed downspout on a canyon lot dumps water against a stucco foundation instead of into the street. We have pulled three gallon needle plugs out of downspouts on Alder Drive that had not been touched in five years.

The second window is late spring, after the jacaranda blossoms finish. Those blossoms turn to a sticky mat in a gutter and they stain concrete underneath.

That stain is the part people miss. Blossom tannin sits in the drip line below a clogged downspout and by August it reads as a permanent brown band on the walkway. It comes out with an oxalic treatment and a 10 minute dwell, not more pressure, and it adds $75 to $150 if we are already on site.

Windows on 90 year old sashes

Original wood casement and steel sash windows here need a squeegee and a scrubber, not a water-fed pole running at pressure. We use a pure water pole on second story exteriors where the frames are sound, and hand tools on anything with soft glazing putty. Screens come out and get rinsed separately, which is the step most people skip and then wonder why the glass hazes over in a week.

Hard water spotting off the irrigation is the other Kensington constant. Sprinkler overspray on a west-facing window leaves mineral deposits that need an acid-free spotting compound and hand polishing, and that adds $8 to $15 per pane.
