House Washing in Kensington, San Diego

House washing in Kensington costs $250 to $500 for a single-story home under 1,500 sq ft and $450 to $900 for a two-story. We soft wash stucco, plaster and painted siding at 100 to 150 PSI with a cleaning solution that kills algae and mildew, then rinse gently. Most homes take 2 to 5 hours.

Kensington homes are mostly 1920s and 1930s Spanish Revival and Tudor builds. Old stucco is porous and often has hairline cracks, so we never use pressure on a wall.

What do we see on Kensington houses?

North-facing walls along Adams Avenue and the streets that climb toward Kensington Park hold moisture under the marine layer. By late spring they carry green algae and black streaking, especially under eaves and behind hedges.

On a two-story off Marlborough Drive last fall, the back wall facing the canyon had a green film up to the second-floor windows. It took a pre-wet, a 15 minute dwell and a low-pressure rinse. About four hours total.

How do we wash a Kensington house?

1. Cover and wet the landscaping, then check window seals.
2. Apply a sodium hypochlorite based soft wash mix from the bottom up, at roughly 100 to 150 PSI.
3. Let it dwell 10 to 20 minutes without drying.
4. Rinse from the top down with controlled flow, then wet the plants again.

We stopped using high-pressure wands on old plaster years ago. One pass can lift paint and push water behind the wall.

What affects the price?

Height, access and staining. Canyon-edge lots where we cannot get the truck within 100 feet mean extra hose. Rust bleed from old iron railings adds $75 to $150. Bundling a driveway on the same visit usually saves 15 to 20 percent.
