Coastal stucco grows three things at once: black algae, green mildew along weep screeds, and a calcium haze on tile roofs that hose water cannot touch. Pressure washing any of it is a mistake. The water blasts the surface clean for an afternoon and the stains come back darker.
We soft wash instead. Sodium hypochlorite at the right concentration with a surfactant kills the biology at the root. The crew works under 500 PSI on stucco, around 100 PSI on tile, and rinses with hundreds of gallons of fresh water to flush the chemistry. Driveways, Pavers, and Pool Decks
Concrete in Carlsbad takes a beating from sprinkler overspray, jacaranda blossoms, and oil drips. Tile Roofs and Solar Arrays
Carlsbad has more tile roofs per capita than most coastal cities. Concrete S-tile and clay barrel tile both grow moss on the north slopes and lichen on the trees-overhanging sections. We never walk a tile roof with pressure equipment. Soft wash chemistry, 30 minutes of dwell, then a low-volume rinse from a ground-based gutter wand. The work is slower and that is the point.
Solar arrays in Carlsbad lose noticeable output under salt and dust. We measured one La Costa system that gained 11 percent after a deionized water cleaning. We do not use detergents or pressure on glass.
