Solana Beach sits in a strip about a mile wide between the Pacific and I-5. Every home we've worked on here picks up salt and marine-layer moisture year-round. North of Lomas Santa Fe Drive, a lot of the homes are 1970s and 1980s stucco. South of it, we see more recent builds with the same cleaning needs.
Coastal Stucco Soft Washing
Most Solana Beach homes are stucco. Pressure washing wrecks coastal stucco. We use soft washing at 150 to 200 PSI with a sodium hypochlorite blend. The chemistry kills the algae. The water just rinses it off. A typical 2,200 sq ft home takes about 90 minutes start to finish.
We washed a place off Plaza La Cienega last month where the south wall had 18 months of marine layer buildup. It came back to original color in one pass.
Driveways, Patios, and Pool Decks
Concrete handles real pressure. We run 3,000 PSI through a 20-inch surface cleaner for driveways and pool decks. Pavers in the Lomas Santa Fe area need the same treatment plus joint sand replacement after the wash. We carry polymeric sand on the truck for this.

Cedros Design District and Commercial Storefronts
The Cedros Design District has different needs. Storefront sidewalks pick up gum and oil from foot traffic. We hot-water pressure wash these at 200 degrees and 3,500 PSI to lift petroleum-based stains. Most storefronts run $150 to $300 for the public-facing concrete.
Solar Panel Cleaning Near the 101
Coastal homes pick up salt residue on solar panels faster than inland properties. We clean panels with deionized water and soft brushes. Salt and dust together can drop output by 15 to 25 percent inside a year. A 24-panel array runs about $200 to $300 to clean.
