Roof Cleaning in Normal Heights

Roof cleaning in Normal Heights runs $350 to $800 for most homes, depending on pitch, material, and square footage. Most roofs take two to four hours.

We do not pressure wash roofs. We soft wash at under 100 PSI with a sodium hypochlorite mix that kills the algae and moss at the root, then rinse gently. High pressure strips granules off composition shingles and cracks aged tile.

What we see on roofs between Adams Avenue and the canyon

Most homes here are 1920s and 1930s bungalows with composition roofs that have been patched more than once. Black streaks from Gloeocapsa magma algae show up on the north slopes first, especially on lots shaded by the canyon trees along Mount Hope and Felton Street.

Lots that back onto the canyon also collect eucalyptus debris in valleys and behind chimneys. Those spots hold moisture and grow moss within a season.

How the job goes

1. We walk the roof edge and check for loose shingles or cracked tile.
2. We wet down plants and cover any copper or zinc flashing.
3. We apply the solution from the ground or ladder with a low-flow pump.
4. We let it dwell 15 to 20 minutes, then rinse at low pressure.

Access matters. Steep driveways off the canyon sometimes put the truck 100 feet from the house, which adds hose time and a little to the price.

Cost and timing

A typical 1,600 sq ft single-story roof runs $350 to $550. Two-story homes with steeper pitch run $550 to $800. The best time is October through April, when the marine layer keeps the solution from drying too fast.

Cleaning also supports your roof warranty. Read our post on whether pressure washing voids a roof warranty, or see our nearby North Park roof cleaning and University Heights roof cleaning pages.
