Soft Washing in Normal Heights, San Diego

Why the canyon side grows algae faster

Ward Canyon holds moisture. The homes backing onto it off 34th and Wilson stay damp through the marine layer months in a way the flat blocks near Adams do not, and the north facing walls on those lots green up within about a year.

We treat the same wall on a flat lot every 18 to 24 months. On a canyon rim house we tell people 12 to 18 and they usually see it themselves before we call.

What the job looks like

We pre wet every planting bed, tarp anything delicate, and run a soft wash nozzle at 100 to 150 PSI from a 4 GPM rig. The mix does the cleaning. It sits for 8 to 12 minutes depending on how heavy the growth is, then we rinse from the top down and rinse the beds again.

Original Craftsman trim gets checked first. A lot of the wood on the older bungalows north of Adams has failing paint under the eaves, and soft washing a wall with lifting paint will take the paint with it. We flag it and skip that section rather than hand someone a bigger problem.

A job off 33rd Street

A 1936 stucco house near 33rd and Meade had black streaking down the north wall that the owner had tried twice with a rental machine. The pressure had already chalked the paint in two spots and driven water behind the finish near a window return.

We soft washed the whole exterior at 120 PSI over about three hours. The streaking came off. The two chalked patches did not come back, because that damage is mechanical, not biological. That is the part rental machines do not put on the box.

Parking and scheduling

Street parking around Adams Avenue tightens up after 9am, so we schedule Normal Heights jobs for early morning starts. Spring through early summer is our heaviest window here and booking runs 10 to 14 days out from March through June. October and November are usually same week.
