Soft Washing in Golden Hill, San Diego

Golden Hill housing stock is old. Most of what we work on between 25th Street and the canyon edge went up between 1905 and 1930, and almost none of it should see a pressure washer.

Wood shingle. Painted lap siding. Lath and plaster stucco with hairline cracking around the window corners. Put 3000 PSI on any of that and you strip paint, drive water into the wall cavity, and hand the homeowner a wood rot problem in exchange for a clean afternoon.

What Golden Hill walls actually get dirty with

Algae, mostly, and it is not evenly distributed. The north and east faces hold it. Houses backing to the canyon off 28th and B Street stay damp longer because the marine layer settles into the low ground and does not burn off until eleven or later through May and June.

We washed a two story on the 2300 block last spring where the street side looked fine and the canyon side was solid gray green from the fascia down to the porch rail. Same paint, same age, same year. The only difference was four hours of morning sun.

Then there is the dust. The 94 and the freeway ramps push a fine grit onto everything within a few blocks, and it binds with the algae into a film that a garden hose will not lift.

How we work a Golden Hill house

Plants get pre wet first. The mature landscaping around Golden Hill Park and the older lots along 25th is worth more than the wash, so everything green gets soaked before chemical goes up and rinsed again after.

Then a low pressure application from the bottom up so we do not get clean streaks, 8 to 10 minutes of dwell, and a top down rinse at roughly 120 PSI. On anything two story we switch off the pressure washer entirely and run a 12 volt pump at 60 PSI, because injector draw falls apart past 150 feet of hose and the canyon lots here regularly need 200.

Access is the variable that moves the price

Half these lots sit above or below the street with a stair run and no truck access within 100 feet of the work. That means extra hose, extra staging, and a longer day.

A single story under 1,500 sq ft runs $250 to $500 and takes 2 to 3 hours. Two story runs $450 to $900 and takes 3 to 5. Add $75 to $150 if the front is up a stair run or the only spigot is in the back yard behind a locked gate.
