Soft Washing on the Point Loma Peninsula

Soft washing cleans Point Loma stucco and painted siding at 100 to 150 PSI using a detergent that kills algae at the root instead of blasting it off. Homes here sit in daily salt fog, which holds moisture against north-facing walls and grows black streaking faster than inland San Diego.

Point Loma is the hardest exposure we work in. The peninsula catches marine layer off both the ocean side and the bay side, and that moisture does not burn off the shaded walls until well past noon.

We see the same thing on almost every job here. South and west walls look fine. The north wall facing the neighbor's fence is streaked black from the eave line down.

Why does Point Loma stucco streak so fast?

Salt film. Airborne salt settles on stucco texture and holds humidity long after the air has dried out.

That gives algae and mildew a wet surface for six or eight hours a day instead of two. On a house near Catalina Boulevard we have washed twice now, the north elevation grows back in about fourteen months while the sunny side goes three years clean.

Pressure washing that wall would be a mistake. Most homes between Rosecrans Street and Sunset Cliffs Boulevard are 1940s through 1960s construction with traditional three-coat stucco, and a lot have been repainted with elastomeric. Hit that at 3000 PSI and you strip the coating, open hairline cracks, and drive water into the wall assembly.

What we run instead

We soft wash at 100 to 150 PSI through a low-pressure tip on an X-Jet or a downstream injector. Sodium hypochlorite mix with a surfactant, applied bottom to top so nothing runs dry, dwell for eight to twelve minutes, then a full rinse from the roofline down.

The organic growth dies at the root. That is the whole difference. Pressure removes what you can see, chemistry removes what regrows.

What soft washing costs in Point Loma

Single-story homes in the Roseville and La Playa areas run $350 to $650 depending on wall square footage. Two-story properties up on the hill toward Cabrillo National Monument run $700 to $1,200.

Heavy north-wall streaking sometimes needs a second application on that elevation. We do not charge separately for it unless the whole house needs a second pass.

Roof soft washing on the low-slope tile and composition roofs common near Shelter Island runs $450 to $900. We never walk a tile roof if we can reach it from a ladder and a long-range applicator, because cracked tiles cost more than the wash.

Areas we cover on the peninsula

Roseville, La Playa, Loma Portal, Wooded Area, Sunset Cliffs, Ocean Beach border streets, Liberty Station, and the Midway corridor. We are usually on the peninsula at least once a week.

Liberty Station properties are their own category. The old Navy training center buildings and the newer townhomes both have painted stucco under HOA control, and several associations require work between 8am and 4pm with wash water captured at the storm drain. We handle both.

When to schedule

Late spring through early fall. The marine layer is thickest in May and June, and a wall that stays damp until 1pm does not let the detergent work the way it should.

Our best results here come from mid-morning starts in August and September, when the fog lifts by 9 and the wall has a few dry hours before evening moisture returns.
