What Are the Disadvantages of Soft Washing?

Soft washing takes longer than pressure washing, costs more per square foot, and won't strip heavy oil, rust, or old paint the way high PSI can. It also depends on chemical dwell time, so rain within a couple hours can cut results short. It's still the safer call for stucco and painted siding.

We get calls every week from homeowners near Mission Hills who assume soft washing is just a gentler version of the same service. It isn't. It's a different process with a different set of tradeoffs, and some of them matter more than the sales pitch usually lets on.

It takes longer than pressure washing

A 1,500 sq ft stucco exterior runs 2 to 3 hours under soft wash. The same square footage of bare concrete under a surface cleaner takes 45 minutes. The difference is dwell time. Sodium hypochlorite and surfactant need 10 to 15 minutes sitting on the surface before the rinse, and we don't rush that step because rushing it means the algae comes back in six weeks instead of six months.

Does soft washing cost more than pressure washing?

The chemical alone adds real cost. A gallon of surfactant-blended sodium hypochlorite runs $18 to $25, and a two-story stucco home can burn through most of a gallon.

It won't remove everything

Oil under a carport. Rust bleed off a wrought iron gate. Old paint overspray. None of that lifts with 100 to 150 PSI and a chemical rinse. We've had customers on Fort Stockton Drive request a soft wash for a driveway with a decade of tire marks, and we had to tell them no. That job needs a surface cleaner at 3000 PSI, not a low-pressure rinse.

It depends on weather more than pressure washing does

Rain inside the first two hours after application can rinse the chemical off before it finishes working. San Diego's June gloom marine layer doesn't ruin a job outright, but it slows dry time and pushes our schedule around more than a straight pressure wash would.

Is soft washing worth it anyway?

For painted stucco, wood siding, and anything with roof runoff staining, yes. High pressure on those surfaces strips paint and drives water behind siding panels. We've seen that damage on older homes in Golden Hill where a previous owner used a gas pressure washer straight against painted wood trim. Soft washing is slower and costs more, but it's the only method that doesn't risk the surface itself.
