How often should a house be soft washed in San Diego?

Most San Diego stucco homes need soft washing every 12 to 24 months. Coastal homes near Point Loma and Pacific Beach lean toward 12 months because salt and marine layer moisture feed algae, while inland homes in Scripps Ranch or Escondido often stretch to 24 months between washes.

That range comes from re-visiting the same houses. We see which ones regrow first, and it is rarely about how dirty they looked at the start.

What changes the schedule from house to house?

Moisture, shade, and surface. A north-facing wall under a eucalyptus in Kensington stays damp through the morning marine layer, and algae shows up in under a year. The same stucco on a sunny south wall in La Mesa can look clean for two.

Paint matters too. Flat, older paint holds spores in its pores. Newer elastomeric coatings shed them more easily.

Location typeTypical intervalWhy
Coastal (Point Loma, Pacific Beach)12 monthsSalt film and constant marine moisture
Central (North Park, South Park)12 to 18 monthsMixed shade, older porous stucco
Inland (Scripps Ranch, Escondido)18 to 24 monthsDrier air, more sun
Heavy shade or canyon lots9 to 12 monthsWalls stay damp for hours

What does it cost to repeat a soft wash?

A single-story home under 1,500 sq ft runs $250 to $500. A two-story runs $450 to $900. We wash at 100 to 150 PSI with a cleaning solution and let it dwell for 10 to 15 minutes before a low-pressure rinse.

Repeat washes often go faster. Light regrowth comes off with less dwell time, and we have not had to re-treat heavy buildup.

Signs it is time

  • Green or gray film on the shaded side of the house
  • Black streaks under eaves and below window sills
  • Chalky residue when you wipe the stucco with a hand
  • Dark trails below gutters or downspouts

Do not wait for the whole wall to turn. Washing at the first streaks keeps the cost near the low end of the range.

Should you pressure wash between soft washes?

No. Between washes, a garden hose rinse on the shaded walls is enough. We stopped recommending pressure washers for stucco after seeing cracked finish coats and water forced behind trim on 1920s homes in Mission Hills.

Our soft washing page covers the process, and the North Park soft washing page covers stucco and Craftsman specifics. For roof warranty details, see our roof warranty post.

If we washed your home, a Google review mentioning the service and your neighborhood helps other homeowners decide.
