Is soft washing worth the money?
Soft washing is worth the money on stucco and painted siding, and not worth it on bare concrete. A typical San Diego single-story house costs $250 to $500 and lasts 12 to 18 months before algae returns. Pressure alone can etch stucco, so the soft wash protects the paint.
Most of the homes we see in Mission Hills, South Park, and Talmadge are stucco over wood frame. That surface is the reason soft washing exists.
Here is where the money goes and where it does not.
Where does soft washing pay off?
| Surface | Soft wash | Pressure wash |
|---|---|---|
| Painted stucco | Best fit, 100 to 150 PSI | Risk of etching and water intrusion |
| Wood siding and trim | Best fit | Raises grain, forces water behind boards |
| Composition roof | Only safe option | Strips granules, can void warranty |
| Bare concrete | Not needed | 3000 PSI surface cleaner |
The pattern is simple. Anything painted or porous gets chemistry and low pressure. Anything hard and unpainted gets pressure.
What are we actually paying for?
The cleaner does the work. We mix sodium hypochlorite with a surfactant, apply it at low pressure, let it dwell for 10 to 15 minutes, and rinse. The algae and mildew are killed at the root, not knocked off the surface.
That is why a soft washed wall stays clean longer. A pressure washed wall can look clean for a month and green again by the next marine layer season.
When is it not worth it?
If the stucco is cracked or the paint is peeling, we tell homeowners to repaint first. Water can get behind failed paint, and a wash only shows the damage.
On a house that is already clean with a light dust film, a garden hose and a soft brush is enough. We would rather say so than take $300.
Coastal homes in Point Loma and Pacific Beach usually need it every 12 months because of salt film. Inland homes in Scripps Ranch or Rancho Bernardo can go 18 months or more.
What does it cost compared with the alternatives?
A single-story stucco house under 1,500 sq ft runs $250 to $500. A two-story runs $450 to $900. Repainting a house that size costs several thousand dollars, so a wash that keeps the paint fresh two more years is cheap insurance.
