What Salt Air Does to Coastal San Diego Stucco

Salt particles ride the marine layer onto walls every night. The salt holds moisture against the surface even on dry days. Algae and mildew show up on north-facing walls first, then south, then everywhere within a year if nobody touches it.
Where We See It Worst
Streets within five blocks of the water, like Ocean Boulevard in Coronado or Camino del Mar in Del Mar, take the heaviest hit. Homes a mile inland still get it but slower. We washed a place last month near Windansea Beach in La Jolla. The owner thought he had a paint problem. He had a salt and algae problem dressed up as a paint problem.
Pressure Washing vs Soft Washing on Coastal Stucco
Stucco is cement and sand bonded to a wire mesh. It crumbles under pressure. Anyone running 3,000 PSI on it is taking off the surface coat with the dirt.

Our Coastal Soft Wash Process
We start with a low-pressure rinse to lift loose salt. Then a sodium hypochlorite mix at roughly 1.5 to 2 percent, applied through a 12-volt soft-wash pump. Dwell time is 8 to 10 minutes. Then a freshwater rinse top to bottom.
The whole job runs 90 minutes to 2 hours on a typical 2,200 sq ft single-story. Two-story stucco with high gables takes longer because we run extension wands instead of climbing.

How Much Does It Cost in San Diego?
Coastal soft washes for stucco run between $400 and $650 for most homes we work on. Bigger places, three-story builds, or homes with lots of trim and decorative detail push north of $750. We give a flat quote after seeing the property. No surprises after the job.
How Often Should You Have It Done?
Once every 12 to 18 months is honest. Inland homes can stretch to 24. We've worked Pacific Beach houses where annual washes are the only thing keeping the stucco from going gray.
