What does exterior cleaning cost before a San Diego home hits the market?
Exterior cleaning before a San Diego listing runs $250 to $500 for a single story house and $450 to $900 for a two story, plus $150 to $300 for the driveway. Sellers whose homes sit past the first month usually add one touch up wash, which is a $120 to $200 line item.
Redfin put out its June 2026 San Diego County housing market update, and the number our customers keep bringing up is days on market. Three listing agents called us in the last two weeks asking the same question, which is whether a second wash before the open house is worth paying for.
Short answer, sometimes. It depends entirely on what the house is made of and where it sits.
Why does a listing need a second wash at all?
Because San Diego puts things back on your house while it is listed. The marine layer runs through most mornings west of the 805 and keeps stucco damp until nine or ten, which is exactly what the algae that causes black streaking needs.
On a Point Loma or Ocean Beach listing we have watched the north facing wall start to gray again inside of six weeks. Inland in Escondido or Santee it is dust instead, and dust rinses off far cheaper than organic growth does.
The driveway is the other one. Oil drips from whoever is touring the house, plus whatever the seller's own car leaves while the place is still occupied.

The touch up is the cheap one because it is front elevation only. Nobody photographs the side yard.
What we tell sellers to skip
Full perimeter house washing on a listing that is going to sell in three weeks anyway. If the house is priced right and the block moves fast, front elevation plus driveway plus walkway is the whole job, and that is $350 to $550 on a typical single story.
We also tell people to skip pressure on painted stucco entirely. Painted and stucco exteriors get soft washed at 100 to 150 PSI with a chemistry that does the work. A crew running 3000 PSI at a painted wall to save time will lift paint, and a repaint costs more than every wash we have ever quoted.
The timing question
Wash after the landscaper, not before. We have redone front walkways twice on the same listing because the mow and blow crew came through the day after us and put clippings and dirt right back on clean concrete.
And if photos are Tuesday, we want to be there Friday or Saturday before. Concrete needs a day to dry to even color, and wet concrete photographs blotchy.
Does any of this move the sale?
We do not have a study and we are not going to pretend we do. What we can say is that on a Talmadge listing off Euclid in May the agent had us do front elevation, driveway, and walkway for $420 total, then called back three weeks later for the $150 touch up before the second round of photos. That agent has sent us four more addresses since.
