Can you soft wash with just a pressure washer?
You can, with the right attachment. A real soft wash leaves the nozzle at roughly 100 to 150 PSI, so we pull a pressure washer down with a downstream injector and a black soap tip, or we leave the machine off and run a 12 volt pump. The tip and the chemistry decide it, not the machine.
The question shows up on every thread where somebody calls soft washing a scam. Part of that is fair. A guy spraying bleach out of a garden sprayer at house wash prices earns the reputation for everyone else.
But the method is real, and the equipment question has a specific answer.
What a downstream injector actually does
The injector sits after the pump and pulls chemical into the water line the moment you drop to a low pressure tip. Our rigs run 4 GPM at 3000 PSI on concrete. Swap to the black soap nozzle and pressure at the wall falls to about 120 PSI, and the injector draws at roughly a 10 to 1 ratio.
That ratio is the part people skip past. We mix 12.5 percent sodium hypochlorite down to somewhere between 1 and 2 percent at the wall, add a surfactant so it clings to vertical stucco instead of running to the dirt, and let it sit 8 to 10 minutes before rinsing.
Dwell does the cleaning. Pressure just moves dirt around and drives water behind the stucco.
Which setup should you use on a San Diego house?

We run the 12 volt pump on anything above one story. Injector draw falls off as hose length grows, and by 200 feet of hose on a canyon lot in Golden Hill the mix landing on the wall is closer to half a percent, which will not kill algae in one pass.
Where a pressure washer is flat out the wrong tool
Painted wood siding. Roof shingles. Old stucco with hairline cracks running off the window corners.
We stopped putting anything over 500 PSI on painted surfaces after a job off Adams Avenue where a previous owner's touch up paint came off in sheets on the first pass. The wall was clean. It was also two colors.
Most of what looks like dirt on a north facing wall in North Park is algae and mildew, not soil. The marine layer sits on the shaded side of the house until noon most of June, the wall never fully dries, and growth takes hold in the texture. That is biological. Chemistry kills it. Pressure only sands it.
What it costs either way
A single story stucco house under 1,500 sq ft runs $250 to $500 soft washed, 2 to 3 hours on site. Two story runs $450 to $900 and eats most of a day once you count masking and plant pre wetting.
Buying the gear to wash your own house once costs more than paying somebody to wash it twice.
