What does house washing cost in North Park?
House washing in North Park runs $250 to $500 for a single-story home under 1,500 sq ft and $450 to $900 for a two-story. We soft wash stucco and painted wood siding at 100 to 150 PSI with a cleaning solution that dwells for 10 to 15 minutes, then rinse low. Most homes take two to five hours.

Most of the houses we wash between 30th Street and Boundary Street are stucco bungalows or Craftsman homes with painted wood trim. Both fail the same way when someone brings a pressure washer to them.
Why North Park houses get soft washed, not blasted
Stucco from the 1920s and 1930s is porous. A 3000 PSI tip drives water behind the surface and into the lath, and we have seen hairline cracks open up after a single pass from a previous crew.
So we mix a sodium hypochlorite solution with a surfactant, apply it from the ground at low pressure, and let it work. The black streaking and green algae die on contact. The rinse does the rest.
Painted wood siding gets the same treatment. We keep the wand at least three feet back and never spray upward under lap siding, because that pushes water into the wall cavity.
Where the staining comes from
North Park sits close enough to the canyons and the marine layer that north and east walls stay damp through most mornings from May into September. That is where algae takes hold first.
Under the eaves along the back of the house the buildup is usually worse. Gutters overflow, the stucco stays wet, and the streaks run straight down from the corners.
How we run a house wash on a North Park lot
- Walk the property and note windows that leak, loose trim, and exposed wiring.
- Wet down the plants and cover the ones near the wall.
- Apply the soft wash solution from the bottom up to avoid streaking.
- Let it dwell 10 to 15 minutes, keeping the wall wet.
- Rinse top down at low pressure, then check the corners and under the eaves.
Many lots here are narrow, with 6 to 8 feet between the house and the neighbor's fence. We run extra hose and work the sides with an extension wand, which adds about 30 minutes to a two-story.
Pressure washing vs soft washing for a North Park house
| Surface | Method | Pressure | Typical price |
|---|---|---|---|
| Stucco walls | Soft wash | 100 to 150 PSI | $250 to $900 |
| Painted wood siding | Soft wash | 100 to 150 PSI | $250 to $900 |
| Concrete driveway | Surface cleaner | 3000 PSI | $150 to $300 |
| Brick or paver walkway | Low-pressure rinse | 1200 to 1500 PSI | $150 to $350 |
Bundling the house with the driveway on one visit usually saves 15 to 20 percent, since staging the rig takes about 20 minutes either way.
What we will tell you before we start
Soft washing does not repair failed paint. If the finish is chalking or peeling, the wash will show it, and we say so at the walkthrough.
We also skip homes with active window leaks until they are caulked. Water has to go somewhere.
