Roof Cleaning in Mission Hills, San Diego

Mission Hills roofs take a beating from shade and moisture. The mature trees along Goldfinch Street and Sutherland Street keep clay tile and composition shingles damp long after the marine layer burns off.

That is where black algae and moss start. We see it on north-facing slopes first.

How we clean a Mission Hills roof

We soft wash. Roof cleaning at our shop means a sodium hypochlorite mix applied at roughly 100 PSI, a dwell of 10 to 20 minutes, and a low-pressure rinse. We never run a pressure wand across shingles. It strips granules and voids manufacturer warranties.

Most Mission Hills homes are Spanish Revival or Craftsman with tile or low-pitch composition roofs. Tile is brittle, so we work from ladders and soft-soled shoes and keep foot traffic on the lower courses.

What does roof cleaning cost in Mission Hills?

A typical 1,800 sq ft roof runs $450 to $900 depending on pitch, material, and how much moss has built up. Steep tile roofs with heavy growth land at the top of that range.

Two-story homes on the canyon side of Hawk Street cost more because we need extra ladder work and plant protection below.

Protecting the landscaping

Hillside lots here are dense with mature gardens. We pre-wet plants, neutralize runoff, and follow BMP rules so nothing reaches the storm drain.

We cleaned a Craftsman off Fort Stockton Drive last fall where the north slope had a quarter inch of moss under a eucalyptus. The job took 3 hours, and the roof came up uniform without a single lifted tile.

When to schedule

Fall and early winter, before the rains. Cleaning in October and November means algae does not get a fresh wet season to feed on.
