Soft Washing Stucco and Siding in Pacific Beach

Soft washing in Pacific Beach cleans stucco, painted siding, and roofs at 100 to 150 PSI using a diluted hypochlorite and surfactant mix instead of pressure. It removes salt film, algae, and marine layer staining without opening cracks in coastal stucco. Single story homes run $250 to $500.

Pacific Beach walls fail differently than inland walls. Salt does not wash off in the rain here, it bonds to the paint film and holds moisture against the surface, which is why a west-facing elevation off Law Street can look chalky eight months after it was painted.

What we see between Crown Point and Tourmaline

North-facing walls grow green. The marine layer sits until eleven most mornings from May through July, and any elevation that never gets direct sun stays damp long enough for algae to take hold in the stucco pores.

Alley-facing units off Cass and Ingraham are the worst of it. Narrow setbacks, no sun, and a fence line six feet off the wall.

We soft wash those at 100 to 150 PSI with the wand held 18 to 24 inches out. The mix does the work over an 8 to 12 minute dwell, then we rinse from the top down with fresh water. Pressure at 3000 PSI on a 1970s stucco duplex will drive water behind the paper and cost the owner a stucco patch, so we do not use it on painted surfaces at all.

Pricing on a Pacific Beach job

A single story stucco home under 1,500 sq ft runs $250 to $500 and takes 2 to 3 hours. Two story homes and the three-unit buildings common off Loring and Diamond run $450 to $900 across 3 to 5 hours. Roof soft washing prices separately depending on pitch and material.

Two things add to a quote here. Water access, because a lot of the condo stock has the only working hose bib in a locked garage, and second-floor decks that need the wall behind them cleared before we can reach it. On a Sail Bay job last spring we lost 40 minutes just moving planters and a paddleboard rack off a deck that ran the length of the wall.

Salt film, and why the rinse matters

Within a mile of the water, a clean rinse is not optional. Leaving mix residue on a coastal wall pulls moisture straight back out of the air. We rinse every elevation twice and soak the landscaping before and after, because the bougainvillea along most PB alleys will not forgive a hot mix hitting dry roots.

Homes this close to the beach usually need it every 18 to 24 months. Inland by four or five miles, the same wall goes three years.
