How does roof cleaning work in Kensington, San Diego?

Roof cleaning in Kensington means a low-pressure soft wash, never a pressure wand. We apply a sodium hypochlorite mix at 100 to 150 PSI, let it dwell 10 to 15 minutes, and rinse gently. Most Kensington roofs take two to four hours and cost $350 to $800 depending on size and pitch.

Kensington is mostly Spanish Revival and Mediterranean homes from the 1920s and 30s, and a lot of them wear clay barrel tile. That tile is porous and brittle. We do not walk it more than we have to, and we never aim a rotary tip at it.

What we see on Kensington roofs

Black streaks from algae on north-facing slopes. Lichen crusted along the tile edges. Dark bands under the mature trees along Adams Avenue and the side streets off Kensington Road, where leaf litter holds moisture against the roof.

The marine layer does the rest. From May through July the roofs here stay damp until late morning, and that is when growth takes hold.

How we clean tile and shingle

1. Check for cracked or loose tile and note it before we start.
2. Wet the surrounding landscaping and cover delicate plants.
3. Apply the soft wash mix from a ladder or low-angle reach, working top down.
4. Dwell 10 to 15 minutes, then rinse at under 150 PSI.
5. Rinse gutters, walls and windows below the roof line.

On a Kensington job off Marlborough Drive, a 2,200 sq ft tile roof had two cracked tiles we flagged before spraying. The homeowner had them swapped first. Water would have found those cracks and stained the ceiling.

What does roof cleaning cost in Kensington?

A single-story roof under 1,800 sq ft usually runs $350 to $550. Larger or steeper two-story roofs run $550 to $800. Heavy lichen can add $75 to $150 for a second application.

Pressure washing a roof is the expensive mistake. It strips granules from shingle and cracks tile, and it can void a manufacturer warranty. Our breakdown of roof pressure washing risk explains why.
