Roof Cleaning in South Park, San Diego
Roof cleaning in South Park runs $350 to $750 for most single-story Craftsman and bungalow roofs. We soft wash at 100 to 150 PSI with a roof-safe cleaning mix, never a pressure wand. Most roofs take two to four hours, and dark algae streaks fade over the following week.
The black streaks you see on South Park roofs are algae, not dirt. Gloeocapsa magma feeds on the limestone filler in composition shingles and spreads fastest on north-facing slopes.
What we see on roofs near Fern Street and 30th
The blocks between Fern Street and Grape Street have dense tree cover. Jacaranda and ficus debris sits in valleys and holds moisture, so the marine layer keeps those spots damp well into the morning. That is where moss starts.
Many homes here have roofs between 12 and 25 years old. Granules are already thin, and a pressure wand strips them in a single pass. We walk the roof in soft soled shoes, stay off ridge caps where we can, and use a low-flow pump so water never forces up under the shingles.
How does our roof soft wash work?
- We wet the landscaping and cover sensitive plants along the foundation.
- We apply a sodium hypochlorite mix at roughly 3 percent from the ground and the ladder, working from the ridge down.
- We let it dwell 10 to 15 minutes, never letting it dry on the shingles.
- We rinse at low pressure and rinse gutters and downspouts at the end.
What does roof cleaning cost in South Park?
| Roof type | Typical size | Price range | Time on site |
|---|---|---|---|
| Single-story composition shingle | 1,200 to 1,800 sq ft | $350 to $600 | 2 to 3 hrs |
| Two-story or steep pitch | 1,800 to 2,600 sq ft | $550 to $750 | 3 to 4 hrs |
| Tile roof with moss | 1,500 to 2,500 sq ft | $500 to $900 | 3 to 5 hrs |
Steep pitch adds cost. So does access through a narrow side yard, which is common on the 25 foot lots east of Fern Street.
